Duties /Responsibilities:

  • Monitors implementation and execution of building and construction projects according to agreed Building Contracts, technical specifications within agreed performance quality, set project time and financial budget.
  • Maintains and restoring buildings and facilities to ensure that facilities meet statutory requirements and are in a functional state.
  • Advises on project risk management strategy and arranging for project insurance and warranties to mitigate project risk (performance bonds/insurance/fee retention arrangements) monthly.
  • Coordinates preparation of construction tender documentation and specific contractor and consultants’ pre-qualification to facilitate appointment of a contractor.
  • Coordinates the works of contractors, regulators, utility service providers, consultants including architects, quantity surveyors, engineers (civil, structural, mechanical and electrical) and town planners.
  • Appraises statutory and compliance requirements for construction projects, liaison with Local Authorities and assist with compliance issues and granting of prescribed certification.
  • Monitors and evaluates project controls systems and prepare periodic reports to stakeholders.
  • Evaluates performance of contractor and consultants against contractual standards and recommend solutions to identified problems.
  • Carries out annual Building Condition Surveys and prepares detailed maintenance plans and programs for action by Property Managers.
  • Attends to identified repairs to buildings or property facilities raised by tenants or Property Managers to facilitate and ensure buildings are maintained in a functional state.
  • Conducts inspections of space vacated by tenants by assessing the physical state of the property to assess the condition of the space in relation to when the space was originally let to a tenant.
  • Ensures Model Building Bylaws are observed for existing buildings, new projects and refurbishment works by conducting physical inspections of facilities.
  • Ensures health and safety bylaws are observed by ensuring buildings health and safety equipment is operational through scheduled maintenance of health and safety related equipment and facilities.

Experience and Qualifications:

  • Degree in Real Estate, Town Planning, Quantity Surveying, and Engineering disciplines.
  • Professional qualifications in Project Management as an added advantage.
  • At least 4 years’ experience as a projects Manager
  • Good understanding and knowledge of latest market trends and the industry of the project
