• Plan shutdowns, handovers and cut-overs of building services with store and mall management.
Design and drawings
• Produce basic design drawings: floor plans, layouts, sections, elevations and simple construction details.
• Prepare shop layouts, fit-out and alteration drawings for tenants and store teams, and as-built drawings after works.
• Measure existing buildings and draw them up where no plans exist.
• Prepare drawings for local authority plan approvals, and liaise with architects and engineers on larger designs.
Budget and cost control
• Prepare project budgets and material lists.
• Obtain and compare quotations from contractors and suppliers.
• Track spend against budget and get any changes approved before work starts.
Site and contractor management
• Manage and coordinate in-house teams (builders, painters, welders, carpenters) and specialist contractors (electrical, plumbing, HVAC, shopfitting, steel).
• Supervise civil, structural and finishing works: demolition, brickwork, plastering, ceilings, tiling, painting, steelwork, paving and drainage.
• Coordinate multiple sites at once, allocating labour and materials between them.
• Run inspections, snag lists and practical completion and handover of each phase.
Maintenance
• Plan and oversee building maintenance across the portfolio: roofs and gutters, plumbing and leaks, electrical faults, water pumps, car parks and paving.
• Respond to breakdowns quickly to limit disruption to tenants and trading.
Health, safety and compliance
• Enforce site health and safety, including safe scaffolding, hot works and public protection in trading malls.
• Obtain approvals and permits from local authorities where required.
• Ensure work meets client specifications and building regulations.
Reporting
• Send daily progress reports to management with work done, work under way and expected completion dates.
• Report weekly on programme, budget, risks and decisions needed.
